This affordable housing building, dramatically located with views to the ocean, requires an updated lobby.  The property is managed by JASA (Jewish Association Serving the Aging), one of New York’s largest non-profit agencies serving older adults in New York City.  The existing finishes need upgrading and the traffic pattern reconfigured to provide easier access to the elevators and mailboxes.  In addition, the current location of the guard’s desk is awkward.  The design relocates the mailboxes to an adjacent breezeway and places the guard’s desk directly across from the elevator doors for easier visibility and flow.  The finishes will reflect the beach location with a blond wood reception desk and accent wall complementing gray panel wainscot tiling and wood benches.
